Land is precious. By transforming brownfields into modern business precincts, we’re demonstrating our commitment to circularity and providing our customers with sustainable properties in prime locations.

A brownfield site refers to any previously developed land, either industrial or commercial, that is not currently being used, or is out of date. It could also be an undeveloped site that has been polluted by previous activity which requires regenerative work by specialists like Goodman before being fit for use.

Restoring heritage sites into prime-located essential infrastructure

We prioritise brownfield locations that are close to highly populated areas. This shortens the commute for people coming on-site, and the goods and services leaving it — thereby reducing pollution, emissions and traffic. Additionally, compared to greenfields, brownfield sites allow us to reuse finite materials, preserve biodiversity and natural habitats, reduce construction emissions, and more.

Our commitment to transform brownfields into thriving spaces

Prior to 2020, less than 10% of our developments were on brownfield land. Now more than 70% of our development program occurs on brownfield sites. Looking ahead, our long-term goal is to provide every new Goodman CE customer with a transformed brownfield development in a prime location.

Building upwards, rather than outwards

The more urban you go, the less land there is available. That’s why we’re working on minimising land consumption by building upwards, rather than outwards. Multi-storey buildings help optimise space, ease pressure on urban areas, reduce the required footprint of the building for the same floor area, and address the biodiversity and soil quality of the region.

Working with ecologists to integrate infrastructure into the ecosystem

Goodman invests in the care and regeneration of the land that’s beneath and around our properties. To do this, we involve ecologists in the design and construction process. Whether that results in green walls and roofs, improved water management, increased greenery ratios on sites, bird houses, native plants, beehives or full-scale urban forests – we work together closely to help nature grow alongside our infrastructure.

Responding to the needs of local habitats and communities

When we develop essential infrastructure, we aim to listen to the needs of key stakeholders including local authorities and municipalities, and the communities they represent in order to influence the design elements of our spaces. We regularly meet with the departments representing local habitats and communities to apply pragmatic solutions that address their complex and evolving needs. Where we develop, we strive to balance the priorities of our customers and planning authorities with preserving the natural environment.

Collaborating to enhance biodiversity

To actively support the preservation and enhancement of biodiversity around our properties, we are committed to investing in biodiversity initiatives. This involves partnering with accredited forestation and biodiversity experts across the continent. These collaborations enable us to engage in various projects, harnessing the knowledge and skills of local specialists in the field. Our focus is on cultivating rich, biodiverse environments in the areas surrounding our sites, thereby contributing positively to local ecosystems.

Physical climate risk

Physical climate risks are risks associated with climate change events and longer-term shifts in climate and weather patterns (e.g. increasing temperatures, sea-level rise, wind storms, etc.). To provide our customers with resilient buildings, we perform a physical climate risk assessment (PCRX) of our locations, based on different climate scenarios and timelines. Armed with this data, we can identify mitigation measures and take our buildings to the next level.
